Office rents in Berlin are quoted per square metre per month — not per year as in London or New York. Across the offices listed on RentOfficeToday, the median asking rent is about €26 per m² per month, which works out at roughly €2 800 a month for a typical mid-sized suite.
What you actually pay: Kaltmiete and Warmmiete
German leases separate the base rent (Kaltmiete) from service charges (Nebenkosten): heating, water, cleaning of common areas, building management, waste disposal. Service charges usually add €3–5 per m² per month. Together they make up the Warmmiete — the figure that actually leaves your account. VAT (19%) is charged on top for most commercial leases, and it is recoverable if your company is VAT-registered.
Rents by district
Location drives the spread more than anything else. In Mitte — the government quarter, Unter den Linden and Friedrichstraße — the median sits around €26 per m², with prime addresses well above that. Charlottenburg-Wilmersdorf, the established City West around Kurfürstendamm, is more moderate at about €22 per m². Kreuzberg and Friedrichshain, where most startups and agencies look, command a premium for character space — the median there is €32–35 per m² — while Moabit, Tempelhof and the outer boroughs stay noticeably cheaper.
What else affects the price
Fitted-out space costs more than shell-and-core but saves you the fit-out budget and months of work. Floor, view, building class and lease length all move the number, and serviced offices or coworking desks are quoted per workplace with everything included — internet, meeting rooms, reception and cleaning.
