Coworking or your own office in Berlin: which works out cheaper?

Coworking or your own office in Berlin: which works out cheaper?

Berlin has both in abundance: flexible desks from the international operators around Potsdamer Platz, Alexanderplatz and Kurfürstendamm, and conventional leases in every district. The right answer depends almost entirely on headcount and how confident you are about the next two years.

When coworking wins

For one to about fifteen people, a serviced office or coworking membership is usually the cheaper and calmer option. You pay per workplace, everything is included — internet, meeting rooms, reception, cleaning, coffee — and you can add or drop desks month by month. There is no deposit of several months' rent, no fit-out, no furniture purchase and no utility contracts. For a foreign company opening its first German office, it also solves the business-address question immediately.

When your own office wins

Past roughly fifteen to twenty people the arithmetic flips: the per-desk price of flexible space starts to exceed the all-in cost of a conventional lease. Your own space also buys things coworking cannot — privacy for client and HR conversations, a layout that matches how your teams actually work, room for equipment and labs, and a place that looks and feels like your brand.

How to compare honestly

Put both options on the same basis: cost per employee per month, including service charges, VAT, internet, cleaning, furniture amortised over the lease, and the deposit tied up as capital. Then add the flexibility premium — what a wrong guess about headcount would cost you in each case. A three-year lease at a good rate is excellent value if you grow into it, and expensive if you do not.

RentOfficeToday lists both formats side by side in Berlin: serviced offices and coworking in 18 buildings, plus conventional space across the whole city. Filter by size, price and district and compare the real numbers.

Coworking is listed in all 164 Berlin buildings in the catalogue, with prices from €80 a month. A desk is billed per person, so a team of three pays for three desks instead of a whole room plus its deposit — which is why coworking is the cheaper entry point below €764 a month.

Yes. 372 of the 1 532 offices listed in Berlin are 30 m² or smaller, with prices from €85 a month. A team of two to five usually fits that band, and serviced rooms of this size normally come furnished, so there is no fit-out to pay for.

For serviced and flexible offices the monthly figure normally covers the office itself, the service charge, building insurance, cleaning of the common areas, reception and security, heating, lighting and internet. Outside it: parking, meeting rooms beyond the included credits, dedicated IT and any fit-out you ask for. A conventional lease includes almost none of this.
