Berlin has no single business centre. Instead it has half a dozen, each with its own character, price level and type of tenant. Here is how they compare for an office search.
Mitte — address and proximity to power
The historic core around Unter den Linden, Friedrichstraße and the government quarter is the largest office market in the city and the obvious choice for law firms, associations, consultancies and anyone who needs a representative address. It is also the best connected: Französische Straße, Stadtmitte, Mohrenstraße and Potsdamer Platz are all within a few minutes' walk of most buildings.
Friedrichshain-Kreuzberg — tech and creative
The Spree corridor is where Berlin's startup reputation was built. Loft floors in converted industrial buildings, agencies, product teams and the Mediaspree cluster around Warschauer Straße. Rents are at the top of the range because the space has character, and the talent pool nearby is the reason most companies accept that.
City West — Charlottenburg-Wilmersdorf
Kurfürstendamm and the streets around Zoologischer Garten form the established western business district: embassies, corporate branches, medical practices and law firms in solid period and post-war buildings. Rates are more moderate than in Mitte, and the shopping and hotel infrastructure is unmatched.
Tiergarten, Moabit and the value options
Potsdamer Platz and Hauptbahnhof deliver prime corporate towers; walk fifteen minutes north into Moabit and the same commute costs noticeably less. Further out, Tempelhof-Schöneberg and Spandau offer business parks with generous floor plates, parking and motorway access — the right answer for logistics-adjacent and back-office functions.
